Apartment (Home) Available for Rent!

A 3 bedroom apartment home with 2 bathrooms (a tub with shower plus another bathroom with a shower), a fireplace, an enclosed patio, and a 1 car enclosed garage! It is 1,350 sqft, all one story (ground floor), there's nobody above or below you! There is a keyed access laundry room less than 30 feet away, and the mailbox is even closer.

The apartment home is located near the 5 and 55 freeways (with quick access to the 55 and 5 freeways, you can save a lot of driving time). There are bus stops and convenience stores about 2 blocks away. There is a grade school located around a block away. We are located in the city of Tustin (there are some city events too), in Orange County, Southern California, only about 12 miles from the ocean.

 

Our move-in specials are:

 $2090 a month for 12 months, -$1100 off of the 1st months rent + $2000 deposit (1 year lease 2,990 to move-in! (OAC)), or
$2000 a month for 24 months, -$1400 off of the 1st months rent + $1850 deposit  (2 year lease 2,450 to move-in!).

 

 

FAQs:

How much to move in? Depends on the special, starting with the cheapest move-in:

1) $2450. $2000 less the -$1400 off of the 1st months rent + $1850 refundable deposit with a 2 year lease, or

2) $2990. $2090 less the -$1100 off of the 1st months rent + $2000 refundable deposit with a 1 year lease.

What if my credit isn't that good (or I haven't established it) ? We may be able to do a 2 year lease with you paying a month in advance. We would need to run the credit and background check still before we can do this, and you'll have to pay the refundable deposit. We can still give you a 1st month discount of -$1,400 off from the 1st months rent and then you can even split the prepaying of the month in advance (if you need to) over the 1st 2 months. For example you could pay at least $3,450+ to move in with the remainder of the month in advance of $999 (or less if you have already paid more) owed by the second month. Then the rest of the months the rent is just 2000, and your last month you're here is prepaid when you give us the 60 day notice that you will be moving out in 60 days.

How much do the credit and backgound checks cost me? Currently just $10 (with a valid CA DMV photo ID, or $15 with another valid government issued photo ID), it will be added to your deposit making it free upon move in.

Why charge anything for a credit and background check? It costs us money to get the credit and background checks done, not everyone who has applied in the past has passed. We still will make it free upon move-in, and if you don't move here it would cost just $10, which is less than it costs us to do one.

What is the quickest way to do this? Online, but everyone will need to sign the lease here at 16522 Alliance Avenue, Tustin, CA before moving in.

What if I don't want to do things online? That is ok. you should be able to fax things to us at (949)809-9507, or bring things to 16522 Alliance Avenue, Tustin, CA; you will need to call (714)835-1652 and set up a time to bring everything here.

Who do I make the check(s) payable to? Alliance Management.

What utilities are already included in the rent? With a 2 year lease the Water, Sewer, Garbage, and Gas to heat the water are already paid for you from the rent. (But if you use a lot of water, make a lot of trash, and/or plug up the sewar line(s) than you will be expected to pay any increase and/or extra cost(s)).

What utilities would I have to pay? The electricty, and your gas to cook and heat the apartment with, if your on a 2 year or longer lease then the rest of the utils (which includes water, gas to heat the water, sewer, & trash) which amounts to about $65 currently will be paid for you during the leases term. If anything less than a 2 year lease then there is a also a utils fee of $65 a month that goes toward part of the rest of your utils (which includes your water, gas to heat the water, sewer, & trash).

What if I don't need the garage, can I get a discount? Yes you can save $80 a month without the garage. (Note parking on the street can get crowded.)

Are there Washer & Dryer hookups in the apartment or is there a laundry room nearby? There is a private access laundry room less than 30 feet from the apartment home, you too would get a key to use it.

Pets? No pet(s) without an agreed upon written pet(s) agreement between management and tenants. (We may accept fish in a 25 gallon or less plexiglass container and/or up to 2 birds. Either of these requires an additional $200 deposit).

Each Application to rent needs to be filled out, signed, dated and be with a good color copy of a California photo id for everyone living here that is over 17 years of age (a copy of a current California drivers license or a DMV id is fine). The fee for credit & background checks has been discounted to $10 per person (with a valid CA DMV photo ID or $15 with another government issued valid photo ID)!
